A Landmark Workspace in the Heart of Bristol
The Welcome Building, a cutting-edge office development in Bristol city centre, has officially opened its doors. Located near Temple Meads station, this 207,000 sq ft workspace is designed to offer a “hotel-quality feel,” blending premium amenities with modern functionality.
Delivered through a joint venture between investment manager Tristan Capital Partners and real estate firm Trammell Crow Company (TCC), this project marks TCC’s first office development in Europe.
A defining feature of The Welcome Building is its expansive ground-floor ‘street’ – a vibrant, open-plan lobby space that seamlessly integrates a café bar, breakout seating areas, touch-down workspaces, and a dedicated events area. Adding a creative touch, specially commissioned public art by renowned artist Dorcas Casey enhances the dynamic atmosphere.
With a focus on design, comfort, and flexibility, The Welcome Building sets a new standard for office spaces in Bristol and was an extremely exciting project for Kerr Office Group to be part of delivering.
How Kerr Office Group Made An Impact
Collaborating with Architects Hassell, Kerr Office Group were selected as the delivery partner for The Street, trusted to deliver a class-leading fit-out inside of a tight seven-week window. Our execution reflected the first-class standards and design vision of the building and delivered a sense of community within a multi-use, rich environment where businesses and individuals can thrive.
Chosen on the strength of our high-calibre project portfolio, we integrated our core design principles of inclusivity, sustainability, and wellness, aligning perfectly with the Welcome Building’s commitment to achieving the highest certification of sustainable building design. Natural materials, such as wood flooring and natural finishings were used throughout the project to enhance the space’s aesthetic and environmental impact.
Sustainability at the Core of The Welcome Building
The Welcome Building is setting new benchmarks for sustainable office spaces in Bristol. Fully connected to the Bristol Heat Network, the development sources all its heat from the zero-carbon water source heat pump at Castle Park Energy Centre, ensuring a highly efficient and eco-friendly energy supply.
The building is one of only three in Bristol to achieve a NABERS Design for Performance Target Rating of 5 Stars. This internationally recognised system, originally developed in Australia and introduced to the UK in 2020 by the Building Research Establishment (BRE), assesses the energy efficiency of office spaces. Since 2024, it has been administered by the Chartered Institution of Building Services Engineers (CIBSE), helping developers and owners understand their buildings’ performance while driving demand for energy-efficient workplaces.
Beyond NABERS, The Welcome Building is also targeting BREEAM Outstanding and is Bristol’s first office development aiming for WELL Platinum Certification, alongside Five at Heart Platinum. This all-electric workspace further enhances its sustainability credentials with PV solar panels on the roof, reinforcing its commitment to low-carbon design.
