How to find the perfect office
Relocation on the cards? You probably don’t need us to tell you that finding the perfect space for your company and team can be hard work. There’s so much to think about – where do you start?
A good place to start, in our opinion, is taking the time to consider what you need from your next workplace – your specific must-haves, so to speak. We can’t tell you exactly what these are, because a lot of them will be unique to your business. But generally speaking, you need a workplace that:
- Will inspire your employees and allow them to thrive.
- Is reflective of your company’s brand and values.
- Aligns with your goals (i.e. a space that will facilitate expansion).
- Fits within your budget.
A recent London Post blog has handily shared some top tips for finding the perfect office. Here they are:
- Consider the nature and culture of your company
London Post believes the first thing you should think about as you hunt for a new workspace is the nature of your company. For instance, a marketing company is going to have very different demands than a manufacturing business. Considering these practicalities will ensure you don’t end up in an unsuitable space that drives down productivity.
Think about your company culture, too. The perfect office will allow you and your team to uphold the culture you’ve worked hard to build over the years.
- Location, location, location
Sure, it’s handy doing business near to your main customer base, but you also need to think about your team. Relocating somewhere that’s convenient and accessible for your employees will help you to retain top talent and demonstrates that you value them and their time. It might help to map out where employees leave ahead of starting your property search.
- Think about space
You need to give your team the space to work comfortably, be creative and thrive! The general guide is that you should allow 1,000 square feet for every four to six employees – though clever office design may mean you can comfortably accommodate more staff in a smaller space.
If you’re thinking about expanding, then obviously, your new office is going to need to extra space to accommodate new recruits in future.
- Vet the landlord
Having a bad landlord can really throw a spanner in the works and make the whole letting process a lot trickier. As well as making sure you meet the landlord beforehand, you can get the lowdown from current or former tenants of their premises.
- Always negotiate
Don’t be afraid to negotiate! Even if you think the rental is a bargain, it’s always worth asking for a better deal. London Post suggests going in with 5 to 20% below the listed price – you may be pleasantly surprised at how flexible some people are!
